Q. Is an inspection needed on new homes?
    A. Yes. The best time to get this inspection is before you move in. This allows you and the inspector to go thought the entire home and see everything from top to bottom. By documenting any problem areas before you move in, you avoid the problems of how and when they came to exist.

Q. I purchased a new home almost a year ago and I am having a difficult time getting repairs taken care of. Is there anything that I can do to possibly get their attention?
    A. Yes. Get an inspection. This puts the builder and his sub-contractors on notice. You are letting them know that you are very serious about your concerns and you have had the problems documented by an independent third party inspector. This is also helpful if you must pursue repairs though other avenues.

    A. Yes. By having phase inspections done you can accomplish several things.

1. The first thing is to let the builder know that you will be having phase inspections done and you will be having a final inspection.

2. You show the builder, sub-contractor and workers that you have a very high pride of ownership in your new home. By making them aware of this, they themselves tend to have a lot more pride in their overall workmanship.

3. You can learn about the little short cuts that most builders, sub-contractors and workers do to be able to get more done in less time. Short cuts cost you the buyer.

    A. No. I perform non-destructive inspection on all phases of the home.

Q. How long does an inspection take?
    A. The inspection will take 2 to 4 hours.

Q. Can I attend the inspection?
    A. Yes. YOU are encouraged to attend the inspection and should insist on it. The information that you will gain from being there is invaluable. It is also beneficial to you, as you; will be able to go over the report and discuss everything with the inspector while everything is fresh in your mind.

    A. Most inspections cost about $250.00. As  one of the most expensive investments you will make, it is a very inexpensive piece of mind.
